The real cost of a kitchen island

An island adds £1,500 – £3,000 for budget units and worktop, £3,000 – £6,000 mid-range and £6,000 – £15,000 premium. If it has a sink or hob, add £800 – £2,000 for running water, waste and power under the floor, plus a downdraft or ceiling extractor at £600 – £2,500.

Structural work and open-plan conversions

Knocking through to create an open-plan kitchen-diner is usually quoted separately. Removing a load-bearing wall with a steel beam costs £3,000 – £7,000 including a structural engineer and building control, while a rear extension to house the new kitchen starts at £2,000 – £3,000 per m².

Where large kitchen budgets go wrong
